Byron Street is one of the loveliest secret spots hiding between Dizengoff and Ben Yehuda Streets, and one of the most in-demand streets in the city, where there are no more lots left for new construction.

When we first met the residents of the building, they were in the middle of a crisis resulting from a contractor who went bankrupt, a fund that held the property as collateral, and were living in a construction site that was a hazard to them and their neighbors.

The team of professionals at our subsidiary Rotem Shani – Ella managed to bring all parties back to the negotiating table, and led to an agreement on a compromise that would complete the project.

Afterwards, we transferred the project to our hands in an orderly and structured fashion and put the project back on track, while maintaining a routine and securing the residents’ safety.

Upon completion, residents will enjoy the complete renovation, reinforcement and upgrade of their living environment, including a new lobby and elevator, and of course a bomb shelter and parking space for each apartment.

The building will be supplemented by two apartments and a luxurious penthouse, all on one of Tel Aviv’s most beautiful and peaceful streets.

The building is located in one of the unique streets of Tel Aviv, which on the one hand is in the heart of the Tel Aviv scene and on the other hand is in a quiet and pleasant street.
Due to the building’s data, the tenants were unable to find a company that would provide them with a new building and apartments and an underground parking lot.
Rotem Shani Ella approached the project with a unique approach based on unique planning and execution capabilities and offered the tenants a project based on TMA 38/1 (reinforcement) due to the company’s capabilities. demolition and construction):
*Evacuation of apartments for most of the period of the works fully financed by the company.
* Complete renovation of the apartments with luxurious and unusual specifications.
* Underground parking (non-mechanical) under the existing building.
* Complete renovation of all common areas and complete replacement of all peripheral and internal infrastructure of the building.
While in other TMA 38/1 projects tenants are forced to content themselves with renewing facades and common areas, with Rotem Two these apartment owners return to a completely new building that does not fall below the level of planning and execution of a new building.

Hamegid 10 is a ten apartment building built in the 1930s by the well-known architect Rechter. The building has severe limitations which do not allow demolition and construction.

Rotem Shani Ela suggested an innovative outline according to which all the advantages found in TMA 38/1 will be used effectively and together with this the company will invest in unique planning and execution which will give the tenants completely new apartments and the attachment of parking for each apartment.

Due to the high engineering and planning ability of the company, we are able to offer the tenants a conventional (non-mechanical) parking lot under the building, even though the building will not be demolished. Instead of being left with no project at all, or with a demolition and construction project that requires a reduction of apartments by approximately 15 square meters per apartment, the tenants get brand new apartments, parking for each apartment, and an increase in the apartment area.

Of course, when faced with the alternatives offered in the market, the tenants chose to adopt the suggested outline and set out with Rotem Shani Ella.

This is another project in which the residents did not expect much – as they were informed that Tama 2 (demolition and construction) was not available for their building.

Rotem Shani Ella suggested an innovative plan according to which all advantages of Tama 38/1 would be used in full, and the company would invest in planning and execution to provide tenants with completely new apartments and a parking space for each apartment.

Thanks to our high planning and engineering capabilities, we are able to offer residents a conventional (as opposed to mechanical) underground parking lot, even though the building will not be demolished.

This creative approach led the residents to accept our offer and embark on the project with Rotem Shani Ella Ltd.
