Rotem Shani Resort is a residential compound that offers a groundbreaking holistic approach to luxury living, at a distance of only a few steps from the seashore, a testimony to our creativity and determination in promoting of urban renovation.

The compound, situated right by the sea and close to the Nitsa Promenade, presents an innovative planning concept, where alongside the project’s spectacular apartments, much attention has been devoted to planning the shared and public spaces, to provide a living experience that is up-to-date and luxurious and which contributes to the urban space surrounding them. The outdoor areas around the buildings feature peaceful walking paths, decorative vegetation, broad lawns, open seating areas to enjoy the intoxicating ocean breeze, and a central Balance square that includes a deck for mind-body spiritual exercise. These are all supplemented by a private gym, shared work spaces and an exclusive lounge that allow residents to enjoy a variety of activities and functionality.

Homeowners in this project chose Rotem Shani after we successfully managed to cope with the challenges in this project, by promoting urban planning that includes transfer of rights – an unprecedented process that was approved by the local planning committee and the Municipality of Netanya.

The Apartments

The project features three to six room apartments, mini penthouses and penthouses overlooking the breathtaking shoreline of Netanya. The apartments all boast spacious living areas, large bedrooms, flexible planning and indulgent balconies looking out onto the beach. The apartments were all planned with a holistic living experience in mind, while adhering to the most meticulous and luxurious of standards.

Rotem Shani brings the answer with a widescale project of urban renewal, comprising the demolition of 4 old buildings containing 72 apartments, and construction of a new and modern neighborhood at the center of town.

As always, we dedicated a lot of thought to the community living in the project, and created an environmental plan that will enable it to grow. Project residents will enjoy infrastructures that are safe and well-maintained, including playgrounds, benches, and green areas, connecting with the urban space on one hand, but maintaining intimacy on the other.

Our project on Shlonsky St. proves once again that urban renewal in buildings built in the 1990’s is more than possible.
Both buildings on Shlonsky St. were built in the Pal-Kal method, and declared dangerous by the local committee. Rotem Shani led a process of arbitration between the apartment owners and the local committee, after the project was stuck for many years, and eventually we received the green light for evacuation and construction with the agreement of the homeowners and the municipality.
How did we do this?
Through discourse with the apartment owners, in an attempt to understand the unique needs of each family, a willingness to maximize planning so that they would receive solutions to all their needs, and by responding creatively to the planning challenges resulting from the project’s location in relation to the other buildings in the surroundings.

A new planning and community vision for Neve Kfir

The Neve Kefir neighborhood is an example of local Israeli architecture which upholds community life and dedicates the required space for them. When the Tel Aviv Municipality consolidates its policy on urban renewal in the neighborhood, it determined that these architectural values should be retained, while granting them an updated interpretation.

 
In recent years the neighobhrood has become a focus of attraction for young and successful Tel Avivi families who wish to continue living in the city, and who grant it a new community spirit.
Those young families will find a new transportation vision in the form of the Light Rail’s Purple Line, which will connect them to central Tel Aviv, the entire Dan area, and the Sharon.

 
Rotem Shani’s new project (in collaboration with Peles) endows a new architectural interpretation of community life in this compound, and instead of an old building with 7 entrances and 56 apartments, we will build 4 buildings with 8-12 stories and 280 apartments. 

The unique plan we have for the compound, along with uncompromising standards that provide a holistic and precise vision, including studio apartments as well as 2-to-5-bedroom apartments, each with a sun balcony, underground parking and a bomb shelter.
Rotem Shani and Peles have chosen to carry on the tradition of community in the neighborhood, while providing a new infrastructure in the form of a modern community space which is at the heart of the project.

Rotem Shani in Givat Hen Binyamina

The residents of Binyamina remain faithful to their village thanks to its pastoral and community-oriented ambience, combined with great access to the Tel Aviv metropolis to the south and the Haifa metropolis to the north. Many families have sought to move to Binyamina in recent years thanks to this unique combination of advantages, but encounter a limited supply of homes.


Rotem Shani, in collaboration with Rasco, is building a new and exciting neighborhood in Binyamina, with high-quality apartments with uncompromising planning, execution and finishing, all under a planning premise that holds the beloved pastoral and community atmosphere as its beacon.

 
We will a 500-home neighborhood in buildings of 3-7 stories, with the most progressive environmental development and community facilities that will become infrastructure for the new community, all while combining a new concept of village living.

Private neighborhood at the heart of town

Rotem Shani Brandeis Raanana is an innovative and prestigious residential complex at the heart of the city, spanning an area of 6 dunams, with 5 buildings surrounding a 1000 square meter park.

Lotan Architecture is responsible for the design, and the interior spaces were optimized and designed by the interior design firm of Liora Niv Fromchenko and Studio XS, which specialize in the optimization of residential spaces.

We came to the Brandeis compound after many other leading enterprise contractors gave up due to the many challenges it posed. Thanks to our perseverance and determination, we coped with the complexity and completed an unprecedented project that was sold successfully, leading to a unique relationship with our homeowners, who have since become our excellent ambassadors.

The Apartments

The apartments in the project were optimally designed, with an emphasis on the best use of the living space while addressing the needs of different target audiences: young couples, families with teenaged children and “empty-nesters”, with a wide variety of living patterns.

Renewing Tel Aviv

Minutes away from Hayarkon Park, next to Tel Aviv University, is a six-story building with 23 high-end apartments, which are testimony to Rotem Shani’s experience and reputation. In the project, planned by MOMA architects and city planning, we placed special emphasis on the apartments and public spaces. The project was successfully completed in 2003.
